Conditions for Acceptance

An application may be filed if all of the following conditions are met: 1) the items of which registration is applied for are within the scope of registration duties of this real estate registration authority; 2) application materials are complete and in conforming forms; 3) the applicant is consistent with the subject recorded in the application materials that should be submitted under the law; 4) real estate rights of which registration is applied for are consistent with those recorded in the registration reason document; 5) conditions stipulated in Article 16 of the Interim Regulations on Real Estate Registration, Article 23 of the Regulations on Real Estate Registration in Shenzhen Special Economic Zone, Article 9 of the Rules for Implementation of Regulations on Real Estate Registration, and Article 3.5.1 of the Operational Specification for Real Estate Registration (Trial).

Procedures

Online

1. Online reservation. The applicant can visit the Guangdong government affairs website (http://www.gdzwfw.gov.cn/portal/index), or website of Planning and Natural Resources Bureau of Shenzhen Municipality (http://pnr.sz.gov.cn/), or website of Shenzhen Real Estate Registration Center (http://www.szreorc.com) to make a reservation, or follow the WeChat official account "Shenzhen Real Estate Registration" to make a reservation.

2. Application. The applicant should arrive at the acceptance office before the appointment time, get the queuing number, and then submit an application at the business acceptance window.

3. Acceptance (instantly). Acceptance personnel should check the registration scope, application subject, and application materials. If conditions for acceptance are met, acceptance personnel should accept the application and issue an acceptance voucher to the applicant on the spot. Otherwise, acceptance personnel should reject the application and issue a notice of rejection.

4. Review (4 business days). Reviewers should review materials in accordance with laws, regulations, and other rules. If conditions for registration are met, reviewers should permit registration. Otherwise, reviewers should reject the applicant and send a written notice. During the review, if relevant matters need further proof, reviewers should notify the applicant to provide supplementary materials.

5. Registration (1 business day). If conditions for registration are met, personnel should record items of which registration is applied for in the real estate register.

6. Result. The applicant should fetch the result at the real estate registration authority or have the registration result mailed.
